What makes land work for a data center

Two farms in the same Kentucky county can be entirely different propositions for this, and what separates them is rarely the pasture or the tobacco base. These are the things that decide it.

  1. Electric power

    Transmission within reach, ahead of everything. High voltage lines on or beside the ground, or a substation nearby, are what make a site possible. The line along the road is distribution and will not carry this.

  2. Acreage and shape

    Terrain, which excludes a great deal of Kentucky. Much of this state is genuinely beautiful and genuinely unbuildable at scale. A flat contiguous block is worth far more than a larger acreage across knobs and hollows.

  3. Water

    Your county's population, because the investment threshold is scaled to it. Rural counties sit at the lower end, which since 2025 is an advantage they did not previously have at all.

  4. Fiber and connectivity

    Ground that drains and is not karst. Sinkholes and cave systems run under a large part of central and western Kentucky, and that is a construction question rather than a farming one, so it may not be something you have had reason to think about.

  5. Road access

    Access heavy equipment can use, and a county with some experience of industrial development. Kentucky has plenty of counties with that history and plenty without.

Nothing meets all of that and nothing needs to. What we are working out is whether the gaps close, which is a judgement about your particular ground rather than a rule about Kentucky.
